If you are about to build a house in Uyo and you are still guessing your material costs, I want to save you from a very painful experience.

I have watched people start buildings in this city with a budget that looked correct on paper, only to run out of money at lintel level. Not because they were careless. But because nobody sat them down and told them the real numbers not the market board numbers, not the contractor estimate, but the actual prices you will face on site when your foundation is open and your builder is waiting.

In this article, I am going to give you the current prices of blocks, cement, iron rods, and roofing sheets in Uyo, Akwa Ibom State. I will also explain what drives those prices, what to watch out for, and how to protect your money. This is not textbook information. This is what I see and hear on site, in planning offices, and during client consultations every single week.

Why Material Prices in Uyo Are Different From What You See Online

Many people search for building material prices online and find figures from Lagos or Abuja. Then they apply those numbers to their Uyo project and get shocked at the market.

In my experience, Uyo has its own pricing reality. The city is expanding rapidly Ewet Housing Estate, Shelter Afrique, Uyo Capital Territory, Itam, Ikot Ekpene Road, and now the new layouts around Aka Road and Nsikak Eduok Avenue are all active with construction. That demand affects prices locally.

Also, most heavy materials like iron rods and some cement brands come into Uyo through Port Harcourt or Aba. The transportation adds cost. Seasonal rain affects delivery schedules. And exchange rate pressure on imported materials like Aluzinc roofing sheets and rebar from certain mills feeds directly into what you pay at the Itam market or any dealer around Ring Road.

For a medium duplex  ground floor and first floor plan for 6,000 to 8,500 blocks, depending on the design.

Expert Note: Always add a 10% buffer to your block estimate for breakages, off-cuts, and re-stacking losses. I have seen clients run short at the roofing level because they bought the exact number and forgot that some blocks will crack during delivery or laying.

Are Uyo Block Prices Negotiable?

Yes, but within limits. In my experience, block makers in Uyo are more flexible if you are buying from their yard directly and taking delivery in your own vehicle. If you are asking them to deliver, the delivery charge is separate and usually ranges from ₦5,000 to ₦15,000 per trip depending on distance and quantity.

These are my field estimates. Different structural engineers may give you different numbers depending on the design specifications. But these ranges are what I have consistently seen in practice on actual sites in Uyo.

My Strong Advice: I personally do not recommend corrugated iron sheets for residential buildings in Uyo. In my experience, they rust quickly in the humid, salt-influenced air of Akwa Ibom’s coastal climate. Always have your roofing contractor measure the actual rafter lines and give you a cut list before purchasing. Over-buying is wasteful. Under-buying causes delays when colour batches change between deliveries.

Understanding why prices change helps you plan smarter. Based on my experience in Uyo and field observations across Akwa Ibom, here are the real drivers:
