Introduction

Parking becomes a design problem, not an add-on. A household needing 6 bedrooms typically also needs to park 3-5 vehicles, plus visitor parking, and this cannot be squeezed into whatever space is left over after the building footprint is decided.

The cost curve bends. Beyond a certain floor area, per-square-metre cost often rises rather than falls, because larger homes at this size tend to include more ensuites, larger structural spans, bigger roofs, and more finishing area per room than smaller homes.

The most common configuration at this size. Public and service areas typically occupy the ground floor, with bedrooms upstairs sometimes with one or two ensuite bedrooms retained downstairs for guests or elderly family members. Uses land more efficiently than a bungalow.

Duplex With Penthouse/Pent Floor

Adds a third partial level, often for a master suite, study, or entertainment space, above the main two-storey block. Increases structural cost and foundation load significantly, but maximizes vertical use on a constrained plot.

Twin/Semi-Detached 6 Bedroom

Two attached units sharing a party wall, each smaller than a full standalone 6-bedroom house but combining to house an extended family across two connected but independent living spaces a configuration increasingly requested by multi-generational Nigerian households.

Dimension Standards: What “6 Bedrooms” Actually Requires in Floor Area

This is the section most 6-bedroom plan listings skip entirely, showing only a single example’s dimensions rather than the range you should expect.

Realistic Total Floor Area

A 6-bedroom house with genuinely comfortable room sizes, adequate ensuite provision, and reasonable circulation typically falls between 380 sqm and 550 sqm total floor area across all levels, depending on configuration and whether staff/boys’ quarters are included separately. Listings advertising 6 bedrooms under 300 sqm total are almost always working with compressed room sizes worth checking room-by-room before assuming it will feel spacious.

Individual Room Dimension Benchmarks

Master bedroom: minimum 4.2m x 4.5m for a comfortable king-size layout with walk-in wardrobe space; 5m x 5m or larger for a genuinely spacious master suite

Standard ensuite bedrooms: minimum 3.5m x 4m to accommodate a queen bed, wardrobe, and clear walking space

Plot dimensions alone don’t guarantee a design fits setback requirements, plot coverage limits, and easements from your local planning authority determine your actual buildable area, which is typically smaller than the raw plot size. Always confirm this before committing to a specific floor plan.

Ensuite Room Planning: Getting the Distribution Right

“6 bedrooms, all ensuite” sounds like the obvious goal, but it’s not always the right one ensuite distribution should match how the household actually uses the house.

Full Ensuite Distribution (6 of 6)

Every bedroom has its own bathroom. This maximizes privacy and is increasingly expected in upper mid-range and luxury Nigerian homes, but adds substantial plumbing, tiling, and fitting cost often the single largest driver of cost difference between two houses with identical bedroom counts.

Partial Ensuite Distribution (Common Pattern)

A frequent and cost-effective pattern: master bedroom plus 2-3 additional ensuite bedrooms (often the ones most likely to house adults or long-term guests), with the remaining 2-3 bedrooms sharing one or two well-placed common bathrooms typically used for children’s rooms or occasional guest rooms.

Guest Suite Consideration

For households that frequently host extended family, one ground-floor ensuite bedroom (sometimes called a guest suite or in-law suite) is worth prioritizing even in a partial-ensuite layout, since it avoids guests using upper-floor family bathrooms and gives elderly visitors step-free access.

Practical Ensuite Layout Rules

Position ensuite bathrooms against a shared plumbing wall with an adjacent bathroom where possible — this significantly reduces pipe runs and plumbing cost

A household large enough to need 6 bedrooms typically needs to park more vehicles than standard plan listings account for, and this needs floor-plan-stage design, not a leftover corner of the compound.
